摘要
近年来,受经济形势以及国家"坚持房子是用来住的,不是用来炒的"等政策的影响,房产企业的运营、生存压力都日益增长。为了进一步获得利润,房产企业在投资领域上投入了更多的资本,高资本虽可能带来高收益,但也不可避免地会使企业面临高风险。由此,与财务相关的财务杠杆、投资组合、财务分析等理论成为房地产企业必须重视的投资优化工具,合理利用这些工具能使企业在多个投资项目之间平衡风险与收益。但在当前房地产企业的投资过程中,从财务角度出发对其进行的研究仍显不足。基于此,本文探讨房地产企业在投资管理中的现状和不足,并提出针对性的对策,希望能对实践起到一定的指导意义。
In recent years,real estate enterprises are suffering the pressure from both economic situation and government policies.So real estate enterprises have invested more capital for more profit.Although high capital may bring high returns,it also inevitably exposes companies to high risks.To keep the balance between risk and returns relies on the investment optimization tools,including the theories of financial leverage,investment portfolio and financial analysis.However,there are lack of the researches of real estate enterprises’investment from financial angle.On this basis,the paper firstly discussed current situation and deficiencies,and then proposed some targeted countermeasures,hoping to have a certain guiding significance for practice.
