摘要
房地产商“全能路线”的发展模式,导致其自有资产的不足而寻找银行贷款。由于房地产商的道德风险,导致住房开发的结构失衡,房价的上升引起业外企业大量投资加入,出现了专门转卖地皮的房地产商。同时投机者和国际游资的炒作,引起房价非理性上涨。由于房地产行业影响力系数比较大,对其他行业的拉动作用比较强,这样,政府部门就会加快城市化建设,加快拆迁周期。而替政府说话的学者往往会制造房价上涨的合理表象,来刺激消费者的心理预期,导致“追涨”和提前消费。
The development model of land agents is the factor that contributes to the insufficiency of their capitals.Due to the morality venture of land agents,the structure of housing development loses balance;investments from other industries become largely increased while the price of housing is rising;land agents who are mainly concerned with lands come to the stage.Meanwhile,the involvements of speculators and international idle capitals also urge the price to rise in a irrational way.Because of the influence quotiety of the real estate industry and its pulling function on other industries,the government would speed the step of city construction and the dismantle cycle.However, the scholars who speak for the government would make up the rational superficial phenomenon to stimulate consumers' psychological expectation.
