摘要
面对我国房地产价格坚挺,宏观调控政策的效力表现弱化。房地产价格坚挺是房地产的两个内在矛盾与房地产商的两个手段(税负转嫁和垄断定价)相结合的结果。将宏观政策与微观政策(经济管制)相配合,是解决房地产价格坚挺的一条途径。
With strongly high real estate prices in China, the effectiveness of macro adjustment and control policy turns out weak. The result is the combination of the two internal contradictions of the real estate and the real estate agents (tax burden shifting and price monopoly) .The combination of macro and micro policies is a good way to solve the problem.
