摘要
在商业房地产开发全过程中,同一类问题常常在项目不同阶段或不同项目上重复出现,导致开发经营成本剧增的同时,也降低了产品的抗风险能力。积极推行商业房地产项目后评价,总结经验教训并反馈信息,可以全面指导在建或新建项目的开发工作,减少商业房地产运作过程中的不确定性因素,降低风险,增强项目获利能力。本文将项目后评价的基本方法、原理运用于商业房地产中,论述了项目后评价对商业房地产运作的重要价值,提出了建立和完善商业房地产项目后评价体系的一些建议,对提高商业房地产开发经营水平具有较强的现实意义和运用价值。
During the developing process of Commercial Real Estate (CRE), some kinds of problems often re-appear on the various developmentstages of same project or appear on other similar projects. As a result, it not only increases the cost of project development, but also weakens theabilities of resisting risks. In fact, implementing the Ex-post Evaluation of Commercial Real Estate(EECRE)actively can give some guidance to theproject which is on the stock or is to be constructed. Besides, it can reduce the developing uncertainties of CRE, manage the developing risks andenhance the abilities of profit. In this article, the author applies some theories and methods of Ex-post Evaluation (EE) to CRE 's development, pointsout that EE is very important to CRE, and puts forward some suggestions on how to build up an efficient system of EECRE for improving the CRE'sdevelopment. Thus, the suggestions are practical, useful and valuable to some extent.
