Today zoning regimes are often significantly different in both concept and form from the traditional Euclidean zoning codes of yesteryear. The rather straightforward Euclidean zoning concept of simply districting 'incompatible uses' by fixed legislative rules is now generally giving way to a proliferation of zoning district classifications and to regulatory schemes characterized by site-specific and discretionary controls for the management of most aspects and impacts of land use and development. This article focuses on these changes and discusses the utilization and validity of special zoning districts as a site-specific development control technique.
