摘要
本文通过对定级因素的相关性和土地等级空间结构的研究,得出已完成定级的城镇选择的定级因素存在普遍的显著相关.进而确定商服中心繁华影响度和道路通达度为二个必选因素,一般城镇选择3~4个定级因素评价土地级别即可满足定级目的的需要.这样可以减少土地定级工作量的50%以上,对推动土地定级估价研究工作具有十分重要的现实意义.
Urban land grading and evaluation is one of the most important essentral work of reform on the system of chinese landuse and now is spreading throughout the country. Becanse the popular factors and system of land grading are not only more complicated, but also bindor the sucessful development of the research. This article researches on the interrelation of grading factors and its space frame, then concludes that the grading factors are being apprent relative among the finished grade urban. And also defines the following two requinel factors: degree of effect of bustle commercial centre and degree of road clear. Usually, three or our grading factors in urban selection of appraising grade land can, satisfy the need of grading goal. It can also reduce more than 50 percent work of land grading and is in great practically use in advancing the research on land grading and evaluation.
