摘要
收益还原法是评估房地产价格的重要方法,其正确应用取决于两个重要参数(纯收益和还原 利率).研究了纯收益和还原利率在实际应用中的若干问题,重点探讨了纯收益中包含的内容,尤其是 否包含折旧,并介绍了确定还原利率的综合方法.
Income approach is an important method to estimate the cost of real estate, it depends on two major parameters: net income and capitalization rate for correct application. This paper studies some problems on these two parameters for practical application, probes into if net income contains depreciation, and introduces the synthetic method to ascertain capitalization rate. The results indicated that it will have some help for practical application to estimate the cost of real estate in income approach.
