摘要
通过对我国城市土地定级方法的全面分析,认为以多因素综合评定法结合级差收益测算的城市土地定级方法较为适合我国现今地产市场欠发育的中西部城市,并对城市内部空间不连续区域的定级方法作了探讨.以新疆库尔勒市为实例分析.
Based on the work in Korla City, xinjing Uygur Autonomous Region, some problems in appraisingmethods of urban land classification, such as the methods of the multi-factors comprehensive appraisal of urban land and that of urban areas unconnected in space are discussed in this paper.On the basis of analysing the methods of urban land classification, the authors think that on the condition of the weak land market of cities, especially for the cites in middle and western areas of our country, themethod of multi-factors comprehensive appraisal of urban land is the best way for the land classification, because most of the factors affecting the land class are considered in the method. On the other hand, there aremany existing cities where the Urban areas are.unconnected in space, because these areas belong to the samelevel of the city. The multi-factors comprehensive classification can be applied and the work on korla city isintroduced.
