摘要
文章从经济学的角度分析了影响城市住宅开发市场的各种因素,提出稳定健康的住宅市场应是一种住宅供给与需求相对平衡的状态,住宅的价格应与居民消费水平及购房能力相适应,并进一步从经济学角度指出了我国住宅市场存在的问题及政府应如何利用宏观经济手段对城市住宅开发市场进行合理调控,以促进住宅市场的健康发展。
The development of residential housing is becoming the most important part of the urban real estate development of China. By analyzing the factors influencing the market of urban residential housing from the point of view of economics,it is pointed out that a healthy market of residential housing should be kept in a state of relative balance between supply and demand and the price of the residential housing should be adapted to the consumption level and buying power of the residents. The existing problems of the market of residential housing is discussed. In order to promote the healthy development of the market, macro economic measures should be used by the government.
