摘要
我国的商业地产开发至今仍保持着较高的发展势头,同时各地已经开发完成的商业地产所存在的问题也逐渐显露出来。招商乏力、人气难以聚集、经营不善、空置率高等问题不断涌现,这些问题的核心在于我国前几年采用住宅开发的模式来开发商业地产,要避免商业地产再陷入目前的困境,商业地产开发必需走出短线操作的误区,从长线投资的角度来获取经营利润,即今后我国商业地产开发将主要采取“只租不售”的模式。
Commercial real estate development still keep a faster developing state up to now in China, some problems such as canvass business depressing, difficultly gathering crowd, bad management, and high vacancy rate, etc, gradually appear in the finished commercial real estate in all parts of the country. The core of these problems is developing commercial real estate by housing development pattern. To avoid the rebogginess of this predicament, commercial real estate development must come out the mistake area of short-term operation, and obtain operating profit from long-term investment. For the future, the commercial real estate development will mainly adopt the mode of "rent only not to sell".
