摘要
为了分析住房特征对城中村内农民房租金的影响,从而为制定公共租赁住房政策提供借鉴,本文引入特征价格(HedonicPrice)理论,应用样本调查数据,建立深圳市城中村农民房的租金特征模型。分析显示,“房龄”、“面积”对农民房租金有显著影响;在深圳特区内外,厨、卫设施对房租影响差异性较大。该模型不仅有助于分析特区内外农民房租金差异原因,对在住房租赁市场中如何选择农民房租金评估方法、定位公共租赁住房面积标准、整合农民房作为公共租赁住房房源等方面都有参考价值。
In order to analyze the influence of housing characters on peasant housing rent of village-in-city and give advice for public rental housing policy, this paper introduces the Hedonic Price theory. By using some investigated data, the Hedonic Model of peasant housing rent of village-in-city in Shenzhen is established. The results show that housing age and area have remarkable influence on the rent, and that the impact which kitchen and toilet have on rent varies greatly from outside and inside of Special Economic Zone(SEZ). This model is not only contributes to analyze the differences of rent in SEZ, but also is positive on selecting an appraising method, identifying the area standard of public rental housing and converting peasant housing to the public rental housing.
