摘要
分析了深圳特区外重点改善地区存在的问题,认为在法定图则编制时应着重考虑产业、配套和环境等重要因素,不宜采用大拆大建式的方法将现状工业用地转向房地产开发;提出合理引导产业转型、控制住宅开发增量和强化落实配套设施等策略,引导片区转型和更新,真正实现完善功能、提升建设水平的目标。
Problems in renewed area of the outside of Shenzhen economic development zone are analysed in this paper. It is considered that crucial factors such as industries, establishments and environment should be taked into account in drafting statutory plan, and it is unfavorable to use the industrial land for developments of real estate by housebreaking in large scale. Strategy of leading industry transformation in reason, controlling the increment of house development and strengthening implementation of auxiliary transformation and urban renewal will really reach the goal of of building.
