摘要
通过分析REITs发行及吸纳物业资产的条件及我国目前主流房地产经营管理模式,指出REITs在我国的发展频频受阻的重要原因。在洞察国外REITs发展及房地产经营管理的成功模式和经验后,结合国内房地产企业的实际状况和发展趋势,提出了以吸纳REITs为目标,转变房地产经营管理模式的建议,旨在促进REITs及房地产在我国的健康持续发展。
Through analyzing the prerequisites of issuing and capitalizing property of REITs(Real Estate Investment Trusts) , and anatomizing the inefficient modes of real estate operating and managing in China,the paper points out the vital reasons why REITs" development here is suffocating frequently. Then several proposals are put forward af- ter researching and absorbing the successful mode and experience of foreign real estate business ,aiming to reform the traditional mode and improve the further development of the real estate industry in China.
