摘要
针对目前住宅Hedonic价格模型建立中存在的一些问题,根据Hedonic价格理论的基本原理,提出了住宅的个体属性及外延属性的概念,并据此提出两阶段建模思想,从而弥补了以往只是基于住宅个体属性建模及价格模型缺泛动态性的不足,进一步完善了Hedonic价格模型的建立与应用.
In view of problems about forming the Hedonie price model for housing, the concepts of individual and extensive attributes of house are put forward in this paper. Combing with the principle of Hedonie price model, a two-step modeling thought is then proposed, which counteracts the weakness of lacking in dynamic characteristic of price model and perfects the setting-up and applying of Hedonic model.
