摘要
对我国现行城镇基准地价的评估方法进行了研究,阐述了现行方法中存在的问题和不足,提出了通过区域样点地价和区域地价影响因素平均分确定基准地价的方法,使用主成分分析法建立了地价影响因素的主成分指标,结合BP神经网络建立了基准地价评估模型,并通过实例验证了方法的可行性和模型的准确性。
This article on China's current urban land price conducted a study on the current methods of the land price assessment and expound the existing prohlems and shortcomings, give a method of assessment which determine the price through the price of regional samples and the regional factors affectting the average price of the benchmark.. Using the Principal ComponentsAnalysis(PCA) to establish the factors that affect the price of the principal component indicators, combined with BP neural network to establish a assessment model of urban land price, and through the example shows the feasibility and the accuracy of the model.
