The Application of System Dynamics in the Management of Land for Construction Use

摘要 随着城市化进程的加快,建设用地规模不断扩张,对建设用地供需进行管理和宏观调控也日益重要。建设用地管理和调控的基础在于对其需求量影响因素的恰当分析。水资源作为城市发展的制约因素,间接影响了城市建设用地的需求规模。文章把城市可利用水资源作为城市发展的制约因素,初步建立了水资源约束下建设用地管理的系统动力学模型,分析了人口、经济和建设用地供应3个子系统的系统动力学流图,阐明了各子系统内部变量之间的相互关系,明确了建设用地供应和需求的推动及制约因素,为制定建设用地管理的调控目标并选择合适的调控手段奠定了基础。 With the acceleration of urbanization process and the enlargement of land for construction use, management and macrocontrol of the supply and demand of construction land become more and more urgent. The management and adjustment of land for construction use is based on accurate analysis of its supply and demand. As a restraining factor for urban development, water resources indirectly influence the scale of supply and demand of construction land. Considering applicable water resources as a restricting factor for urban development, the paper tentatively constructs a model of construction land system dynamics under the restraint of water resources, and analyzes the three subsystems of population, economy and construction land, illuminating the interrelationship between the variables of those subsystems. Thereby, the paper clarifies the driving and restricting factors for the supply and demand of construction land, laying foundation for the objectives of macro-controlling construction land and the selection of appropriate methods.
