摘要
目前国内主要采用市场比较法进行公寓住宅定价,这类评估方法只能是小样本的住宅,每次标的住宅仅用二、三笔交易作为参考,而且对影响公寓住宅价值各项因素的评估过程又过于主观,从而影响公寓住宅估价的准确性与合理性。通过采用市场调研的方法确定公寓住宅的特征变量,对公寓住宅运用Hedonic模型进行定价,并运用因子分析法对公寓住宅Hedonic模型中的特征因素进行进一步分析,以取得更好的拟合效果,提高定价的准确性。
Apartments are priced by market comparison in our country at present. This method can only price small sample of apartments, the priced apartments only take two or three deals as references, and the pricing process for the factors which affect apartment value is too subjective, thus has affected the accuracy and rational- ity of the house pricing. Characteristic factors determined by market research, apartment is priced with Hedonic model, and characteristic factors in the apartment Headonic model are analysed with factor analysis method by one step analysis, in order to achieve better convergent effect, and improve the pricing accuracy.
