摘要
住房反向抵押贷款是用房产养老的一种较好模式,对解决我国老龄人口的养老问题具有积极意义。但以房养老的概念从20世纪90年代引进我国以来,至今也没有在中国得到推广,其制约因素有多种———包括观念问题、法律问题、技术问题等等,但首要的问题是住房反向抵押贷款的物权问题。本文专就我国各类产权房的物权问题进行分析,并对解决方案提出几点见解。
Reverse housing mortgage loan is a better pattern of pension real estate. And it has a positive effect on solving the problem of population's aging in our country. However, the idea of housing endowment has not been popular for the past few years. There have been various restrictions such as legal system, technical problems and so on. In this paper, I make an analysis on the various types of property right and propose its solution.
