摘要 当前,我国房地产金融方面存在的问题,主要是信贷资金价格呈现双轨,融资机制脆弱,金融机构不健全,房地产信贷投资存在偏差,住房信贷交易费用偏高等。鉴于我国房地产业的发展现状和存在的问题以及金融危机的前车之鉴,应从以下方面采取措施防范房地产金融风险,即建立多元化的融资渠道,建立和完善房地产金融市场,防范和化解房地产金融市场风险,建立和完善住房抵押贷款二级市场的担保和保险制度。同时,积极鼓励大型房地产公司并购中小公司,推动行业整合,减少银行体系的系统性风险。 Currendy, the main problems in real estate finance are double-track prices of credit funds, weak financing mechanism, unhealthy financial institutions, lop-sided property credit investment, and high transaction cost of housing cost. Based on the development situation and problem in Chinese real estate and the lesson from financial crisis, the following measures should be taken to prevent real estate financial risk, i.e. to build multiple financing channels and financial market on real estate, to prevent and solve financial market risk of real estate, establish guarantee and insurance systems of the secondary market on housing mortgage, meanwhile, to encourage large real estate companies to merge small and medium-sized companies, and to develop industry integration to decrease systematic risk of the banks.
