摘要
轨道交通站点对周边土地开发具有吸引效应、空间分异效应和地价促进效应。基于二手数据资料,居住型站点地区的用地构成可以参照相应的规范标准,开发强度的确定应遵循整体高密度土地使用、开发强度梯度递减的原则。基于传统居住区与轨道站点导向的居住区布局结构比较,居住型轨道交通站点用地规划应强调"轨道站点—接驳公交站点"与"社区中心—居住单元"的空间耦合,采用中心城区、郊区不同地域的站点地区用地布局模式。
This article analyzes the surrounding land exploitation impact of rail transit. Based on second-hand data, it discusses land use structures of the station area. It suggests that the development intensity of station areas should follow the principle of high density land use and gradient decrease. It proposes the recommended intensity value of residential station area according to the land use characteristics. By comparing the layout structure of traditional residential districts and rail-transit-oriented residential districts, it suggests that the community center and residential units should be spatially combined with railway or bus stations. It also puts forward different land use layout patterns for residential station areas in both suburbs and central urban areas.
