摘要
文章以供需曲线为工具,分析近年来中国房地产价格持续上涨的深层次原因。认为我国国内资本相对过剩、房地产信贷扩张、开发商和投机者利用筹集资本操纵市场价格是房地产价格上涨的深层次原因,热点地区和城市房价的飙升会给经济带来很大的风险和隐患,应针对这些地区短期膨胀的需求量进行调控,使这些地区的供应量和需求量都呈平稳增长态势,并通过政策调控使这些地区的一些潜在需求量向其他次热点地区和冷门地区转移。
By means of supply and demand curves, the underlying reasons for Chinese continuous rising real estate price in recent years are analyzed. Surplus capital, expansion of bank loans to real estate market, and that developer and speculator' s manipulation on real estate price are the main reasons. It would bring huge economy risk and hidden trouble in hotspots and cities. Government should make quantity demand and supply quantity keep steady growth, and hotspots to other less -noticed regions. regulate and control the quantity demand, try to transfer potential quantity demand from
