摘要
房地产价格的波动会通过多种途径影响一国的宏观经济状况。为说明房地产价格波动对我国宏观经济的影响,本文利用中国1998-2009年的相关数据对房地产价格影响宏观经济的渠道进行实证检验,结果显示:①房地产价格财富效应为正;②房地产价格和房地产投资不存在协整关系;③房屋销售价格指数和总体价格水平存在双向因果关系,但房屋租赁价格水平对总体价格水平没有影响。
The fluctuation of real estate price has impact on the national economy through various means. To illustrate the influence of real estate price fluctuation on China’s macro-economy, the paper applies the relevant data of China and its provinces from 1999 to 2009 to conduct empirical test. The results show that: (1) the wealth effect of real estate is positive. (2) there is no co-integration relationship between real estate price and investment. (3) there is a double-way influence of real estate price fluctuation on China’s macro-economy, yet the house rent level has no influence on general price level.
