摘要
基于公路交通可达性对上海郊区新城房价产生的时空影响进行研究.首先,选取上海郊区新城的住宅房价样本进行统计分析;其次,选择最快路径和最短路径2个指标,计算各郊区新城到上海中心城区外环线的可达性;最后,运用一元回归分析方法对样本区域房地产价格进行分析和效果检验.研究结果显示:郊区新城的住宅价格与到中心区域的距离成显著反比关系,相对于距离来说到达市中心区域的时间对郊区住宅价格的影响更大.
This paper discussed how highway accessibility influences the housing prices of Shanghai metro suburbs.First,the housing prices of Shanghai metro suburbs were collected and summed;second,the highway accessibility degrees were calculated based on the distance and the time-cost from the metro suburbs to the CBD;the last,a linear-regression method was used to reveal the correlation between the housing prices and the distance and the time-cost.The research results show that the housing price is significantly inversely correlated with distance and the time-cost plays more role in deciding the housing prices.
