摘要
市场比较法是房产估价的常用方法之一,传统的市场比较法估价模型存在大量人为主观因素的影响。本文利用GIS技术,对传统估价模型进行了改进,并依据估价模型建立了估价系统,通过系统应用,结果表明系统可对市场比较法各流程进行控制,减少了人为主观因素的影响,从而使房地产估价更加科学化,估价结果更加可信。
Market comparison approach is one of the commonest appraising approaches, the traditional market comparison approach valuation model exists substantial human subjective factors. This paper improved the traditional valuation model by use of GIS technology, and set up a valuation system based on estimation model. Through the system application, the result showed that the system could carry out a control to each step of Market Comparison Approach, reducing the influence of artificial and subjective factors, thus making real estate appraisal more scientifically, and the estimated result could be more believable.
