摘要
运用SPSS13.0软件,以GDP、市区人口、市区居民人均可支配收入、住宅投资完成额、住宅施工面积、住宅竣工面积、销售面积为自变量,采用1999-2008年10年数据,建立线性模型,对长沙市住宅价格这一因变量进行模拟分析。结果表明影响长沙市住宅价格的主要因素是GDP、住宅施工面积和人均可支配收入。最后对长沙市住宅价格的合理发展提出了相应对策。
This paper has used GDP, urban population, average disposable income of citizens, fulfillment of investment, area of construction and area of completion in Changsha during 1999-2008 as independent variables by SPSS13.0 software. We established the linear model, analyzed the influencing factors of housing price of Changsha city. The results indicate that the GDP, area of construction and average disposable income of citizens are the main influencing factors of house price. Finally, the countermeasures of development of housing price were proposed.
