摘要
现存的工业招租模式存在着较大的缺陷,金融危机过后的工业土地闲置现象居高不下,影响着当下珠三角地区工业与制造业的产业升级。本文从现存的工业招租模式的实施障碍进行分析,发现"点对点"的招租模式成为了该模式扩张的根本障碍。另外,工业与商业经营的不同特点以及传统发展思维的制约也影响着工业招租的成功拓展。为此,我们创新性地提出了"工业土地招租交易中心"的解决方案。辅以政府政策支持,创新思维宣传等方面,从而完善当今存在的工业招租模式,争取减少珠三角地区的工业土地闲置现象。
There is a big flaw for the existing pattern of industrial leasing model.After the financial crisis, the phenomenon of industrial land idle remains high,affecting the current industrial and manufacturing industrial upgrading in Pearl River Delta region.In this paper, the existing barriers to implementation of industrial leasing model analysis found that "point" of the lease model as a fundamental obstacle to the expansion of the model. In addition,the industrial and commercial operations of the different characteristics and constraints of traditional development thinking also influenced the success of the industrial lease expansion.To this end, we put forward the innovative "industrial land for lease trading center"solution.Supported by government policy support and publicizing for creative thinking,to improve industrial leasing model that exists today and reduce the phenomenon of industrial land idle in the Pearl River Delta re^ion.
