摘要
在当前人民币汇率不断上升,人民币升值的背景下,我国房地产市场并没有如预期的反响强烈,可能与当前严格的房地产宏观调控有关,但人民币汇率上升对房地产市场来说终究是一把"双刃剑"。通过分析人民币升值对我国房地产市场的作用方式及其影响,提出在此背景下,如何通过信贷、税收和加强"热钱"(hot money)的监管等手段调节房地产市场,以期对我国房地产经济的健康发展有些许的借鉴意义。
The real estate market performance in China is not as bloom or burst as expectation,amongst the context of CNY exchange rate keeps rising and appreciation.The tightened regulation policy may contributed to alleviate market vibration,however,CNY appreciation is actually a "double edged swards" to local real estate.Based on the analysis of how CNY appreciation impacts local market,the thesis is expected to offer the ideas to improve the healthy development of real estate market in China through a series of measures to regulate the market,e.g.credit,tax and enhanced supervision over "hot money".
