房地产开发项目实物期权定价研究

摘要 针对房地产开发项目投资、收益的不确定性,将云理论与实物期权定价方法相结合,建立基于实物期权的房地产开发项目定价模型。对云理论和正态云的生成算法进行了综述,采用云理论对房地产开发项目投资与现金流量进行模糊化处理,提出构建模型求解思路,采用实际案例证明了模型的有效性,并提出针对性的建议。 For the uncertainty characteristics of investment and benefit from real estate development project,this paper combines cloud theory with real option, which is to establish real option pricing model of real estate development project. Firstly, the cloud theory and normal cloud generation algorithm are summa- rized. Then by using the cloud theory, real estate development project investment and cash flow are fuzzed. What' s more, this paper puts forward constructing model. By using the actual cases to prove the validity of the model, the article puts forward some suggestions at the end of the article.
