摘要
本文通过对中国70个大中城市2009年3月到2011年12月的面板数据使用倍差法(difference indifference)进行实证分析,测算出了2011年房地产限购令对于房价和房地产交易量的影响:平均来看,限购令使得实施限购令城市相比于没有实施限购令的城市房价下降了2.5%,交易量升高了0.15%。本文对于倍差法的一系列传统的检验方法、对于样本选择(sample select,ion)问题的处理、使用倾向分数配对(propensity score matching)构造更加有效的对照(counterfactuals),从而验证了政策的效果。
Employing the monthly panel data of " Seventy December 2011, this paper discovers the negative and price and house trading volume through the approach pos of price drops by 2.5 percent while the trading volume only Upper Middle Cities" in China from March 2009 till itive effect of the 2011 house purchase limits on the house difference in difference. Research finds on average house rises by 0.15 percent compared to their counterparts that didn't implement purchase limit policy. The robustness checks for difference in difference method, approach dealing with the sample selection problem, propensity score matching for constructing plausible counterfactuals substantiate the findings.
