摘要
分析我国房地产业与城市化水平的现状,并对1985-2010年房地产业的发展与城市化数据进行Granger因果检验,结果表明,房地产业的发展是城市化水平的Granger原因,并且具有较强的影响力;而城市化对房地业增长的促进作用并不明显。为了促进两者的良性互动,提出我国应进行户籍制度改革并设立专项启动资金、实施农民工宅基地与商品房互换等政策建议。
Analyzes the status quo of real estate development and urbanization in China, exerts the Granger causali- ty test to the data of China's real estate development and urbanization from 1985 to 2010. The results indicate that the real estate development is the Granger cause to urbanization and there is significant impact on urbanization. Whereas urbanization does not produce so great influence on the real estate development. Finally, this paper puts forward that the government should carry out the household registration system reform and establish special start-up fund, implement the exchange of migrant workers' house-site and commodity houses, to propel the benign develop- ment between the real estate and urbanization.
