Grading and Price Assessment of Tourism Land in Qinhuangdao Urban Area

摘要 在明确旅游用地概念的基础上,结合秦皇岛市区实际,建立影响旅游用地地价评价指标体系,采用特尔菲法确定因素权重,通过计算单元影响因素总分划分旅游用地级别;从旅游景点收入中剥离出土地纯收益,采用收益还原法计算旅游用地地价。结果显示,旅游用地级别及地价为Ⅰ级地930元/m2,Ⅱ级地765元/m2,Ⅲ级地585元/m2,Ⅳ级地450元/m2,Ⅴ级地300元/m2。研究结果符合区域实际状况。 Based on the conceptualization of tourism land and combined with the situation of Qinhuangdao urban area, this paper establishes an evaluation system of factors influencing the price of tourism land, adopting the Delphi method to determine the weight of influencing factors, and grading the tourism land by calculating the total points of unit influencing factors. The tourism land in the urban area of Qinhuangdao City can be divided into five levels: the first-class land: 930 yuan/square meter, the second-class: 765 yuan/square meter, the third-class: 585 yuan/square meter, the fourth-class: 450 yuan/square meter, and the fifth-class: 300 yuan/square meter. The result agrees with the practical situation of the area.
