摘要
为考察中国房地产产业内投入产出要素的集聚程度,基于子产业集中度单一指标和产业集中度综合指标,分别以资产规模、营业收入和从业人员为基数,测算2008年中国房地产开发经营、物业管理和中介服务3个子产业及整体产业的集中度值,并从房地产各子产业、房地产与其他产业及国内外房地产业3个层面进行集中度水平的比较分析。结果显示:1)以资产规模、营业收入和从业人员为基数的中国房地产产业集中度绝对指标值分别为1.21%、2.95%和1.53%,相对指标值分别为374.70、634.85和221.82;2)房地产子产业要素集聚程度由高到低分别为中介服务、开发经营、物业管理;3)相比其他产业、中国香港和美国房地产业,中国内地房地产业要素集聚程度极低,但分布较均衡。
The agglomeration of input and output factors in China's real estate industry was investigated using a single indicator for the sub-industrial concentration ratio and an aggregative indicator of the industrial concentration ratio.This study uses total assets,operating revenues and number of employees to calculated concentration ratios for the real estate industry and three sub-industries for the development and operation,property management and intermediary services in 2008.This study also compares concentration ratios for different sub-industries,between the real estate industry and other related industries,and with foreign real estate industries.The results show that the absolute concentration ratios of China's real estate industry based on the total assets is 1.21%,based on operating revenues is 2.95% and based on the number of employees is 1.53%,while the relative ratios are 374.70,634.85 and 221.82.The results also show that the agglomeration in real estate sub-industries is the highest for intermediary service,lower for the development and operation,and the latest for property management.China's real estate industry has very low agglomeration,with relatively even distributions compared to other related industries and the real estate industries in Hong Kong and the USA.
