基于TEI@I方法论框架的我国房地产市场供需均衡价格预测模型

摘要 基于模糊集和小波神经网络理论分析了影响中国房地产市场价格的主要供需因素及其相对重要性;利用TEI@I方法论量化分析了潜在需求和供给随价格变化的函数,根据经济学基本原理建立模型,预测房地产市场的均衡房价及成交量;最后,建立了当前政府干预下的均衡房价形成机制模型。 Based on the fuzzy sets and wavelet neural network theory, the paper analyzes the main influencing factors of supply and demand and its relative importance in Chinese real estate market price; then, by using the approach of TEl@I, the function fluctuating with the prices is analyzed quantitatively in the potential de- mand and supply. With the basic principles of economics, the model is established in this paper to anticipate equilibrium prices and turnover of the real estate market; finally, mechanism model is constructed to balance the prices of housing under current government intervention.
