摘要
本文全面地综述了西方房地产开发过程中有关制度分析研究方法的最新进展,并着重对参与者—结构制度模型、供给结构制度模型、制度经济学的制度分析以及博弈论的制度分析进行了探讨。在详细介绍不同方法的内容及运用的基础之上,本文对各自的优点及局限性进行了深入的评析。制度分析的理论框架对进一步研究我国新兴房地产市场有一定的借鉴意义。
This paper provides a critical review of the latest debates on institutional analyses in the study of real estate development process in westernliterature. Four main approaches, namely, the structure-agency model, the structure of building provision model, the approaches of institutionaleconomics and the application of game theory are examined. Discussions include an introduction to the models, their applications, and anassessment of their strength and weakness in real estate studies. The analytical framework of institutional analysis can be a useful means in thestudy of China's newly emerged real estate market.
