摘要
本文基于我国2002-2016年的省际面板数据袁实证检验了服务业发展对房地产价格的作用机理遥结果表明院从全国层面来看袁房地产价格的内生惯性很强袁服务业发展与房地产价格之间呈正野U冶型关系曰从东尧中尧西部区域层面来看袁东部地区服务业发展推动了房地产价格上涨袁中部地区服务业发展对房地产价格影响不显著袁西部地区服务业发展与房地产价格之间呈负相关关系遥因此袁政府不能单一地通过扶持房地产市场来拉动地区经济增长袁应通过发展现代制造业和服务业来促进房地产市场的可持续发展遥
Based on the provincial panel data of China from 2002 to 2016, this paper empirically tests the mechanism of the development of service industry on real estate prices.The results show that from the national level, the endogenous inertia of real estate prices is very strong, and there is a positive "U" relationship between the development of service industry and real estate prices. From the perspective of the eastern, central and western regions, the development of service industry in the eastern region is promoted. The real estate price has risen. The development of service industry in the central region has no significant impact on real estate prices. There is a negative correlation between the development of service industry in the western region and real estate prices. Therefore, the government cannot directly promote regional economic growth by supporting the real estate market. It should promote the sustainable development of the real estate market by developing modern manufacturing and service industries.
