摘要
随着我国经济增速放缓,房地产调控政策日益趋严。本文针对我国房地产企业在新常态下亟待转型的问题,以房地产企业龙头——万科作为案例研究对象,详细分析万科在业务范围、运营模式,经营领域这3方面的转型策略及具体操作,转型原因和保障措施。最后得出3点结论与建议:1.住宅可与商业互补共赢;2.轻资产运营能提高企业盈利效率,但需注重品牌与管理建设;3.布局海外可平衡国内风险,但需要多元化融资保障。
This paper takes Vanke, the leading real estate enterprise, as the object of case study, and makes a detailed analysis of its transformation strategies, transformation reasons and supporting measures in three aspects including the business scope, operation mode, investments field. Finally, the conclusion is drawn that 1) Housing real estate and commercial real estate can complement each other and make a win-win outcome;2) Assets-Light operation can improve the profitability efficiency of enterprises, but should pay attention to the construction of brand and management;3)Overseas investments can balance domestic risks, but need to build up a diversified financing channels to support its constructions.
