摘要
1996年以来 ,土地储备机制在我国各地先后施行 ,它不仅涉及土地收购、储备、出让的立法工作 ,而且还涉及资金流转过程 ,所以确定合理的土地储备量已迫在眉睫。本文在分析影响土地储备量大小的三大方面诸多因素作用关系基础上 ,拟定城市土地储备量大小的思路 ,即在相关因素评判检验的基础上 ,建立房地产开发项目土地供应量与建成区面积、房地产开发量二元线形回归方程。
Land store system has gradually performed in several big cities in China since 1996, it not only concerns legislation on land purchase, land reserve and land surrender, but also connect the process of bankroll circulation, so it is very urgent to confirm reasonable quantity of reserved land. This paper is on the basis of analyzing the effect of many factors' relationship in three aspects on land store quantity, drawing up a concept of urban land store quantity. That is, on the basis of opinion and checking connected factors, establishing dualistic linear equation between land supply quantity in reality development and area of constructed region, and reality development quantity. SPSS is applied to calculate the land store quantity.
