摘要
在土地资源尤其是工业用地供需矛盾日益突出的背景下,提高土地的产出效率越来越受到关注。但目前来看,由于受到数据限制,已有研究多集中于宏观、中观层面,从微观企业视角进行的影响因素研究十分有限。基于此,文章首先结合已有数据库进行了工业企业土地数据的调研,而后基于2088个有效样本,对工业企业土地产出效率及其影响因素进行了数理分析。结果表明:随着企业规模的扩大,企业平均占地面积、土地产出效率及地均要素投入均依次递增,且大型企业要远高于中小型企业。土地投入、企业特性及外部环境对工业用地产出效率的影响较明显,其中,要素投入、基础设施、企业盈利能力及区位优势均促进工业用地产出效率,而年龄与国有企业有抑制作用。因此,提高单位土地上投入强度、引导工业企业合理布局及积极促进国有企业改制均有助于工业用地利用效率的提高。
In the context of increasingly prominent contradiction between supply and demand of land resources,especially in-dustrial land,more and more importance has been attached to improving the output efficiency of land. However,the previous studies have mainly concentrated on both the macro-level and the meso-level due to data limitations,the researches on influ-encing factors from the perspective of micro-enterprises are very limited. Based on this situation, the paper conducts a survey on land data of industrial enterprises in combination with the existing database,then carries out a mathematical analysis on the land output efficiency of industrial enterprises on the basis of 2088 valid samples. The results show that:The average area of business,land output efficiency and average factor input are in ascending order with the expansion of business scale,and large enterprises are much higher than SMEs. The impact of land investment, corporate characteristics and external environment on industrial land output efficiency is obvious,which factor inputs,infrastructure,corporate profitability and regional advantages play a positive role in the improvement of industrial land output efficiency,while the age and state-owned enterprises hinder the improvement of efficiency. Therefore, increasing investment in land, guiding the rational distribution of industrial enterprises and actively promoting changes in the ownership structure of state-owned enterprises contribute to industrial land use efficiency.
