基于熵权法和灰色关联分析法的城市群房地产投资环境评价——以关中城市群为例 被引量:8

摘要 本文从经济环境、自然环境、消费环境、市场环境、基础设施环境、社会文化环境6个方面合理选取了24项指标,将灰色关联分析法和熵权法相结合构建了基于熵权的多层次灰色关联分析模型,以此对关中城市群房地产投资环境进行综合评价,得出相关结论。结论表明:关中城市群房地产投资环境空间差异性十分明显,呈现出西安最好,以西安为中心的东西经济带较好,而南北区域较差的分布特征;另外,每个城市在各子环境方面也表现出较大差异性。最后,基于结论提出扩大社会文化、消费、经济环境方面优势等对策与建议。 This paper reasonably selects 24 indicators from 6 aspects of economic environment, natural environment, consumption envi- ronment, market environment, infrastructure environment, social and cultural environment, builds the grey relational analy- sis model based on Entropy Weight by combining Grey correlation analysis method with entropy weight method to evaluate real estate investment environment of Guanzhong City Group, and draws relevant conclusions. The conclusions show that the difference of space in real estate investment environment of Guanzhong City Group is very obvious, showing that Xi'an is the best, the Xi'an- centered east- west economic belt is rather good, and the north and south region is poor; in addi- tion, each city in each sub environment also shows great difference. Then, it puts forward countermeasures to improve real estate investment environment of the city group.
