摘要
房地产价格上涨对收入分配既有扩大效应,又有缩小效应,其主要通过购销传导机制、租赁传导机制、金融传导机制和增长传导机制实现。应采取调整政府调控思路、改变人们心理预期、转变经济发展方式、强化财税金融工具和完善居民住房制度等策略,有效抑制房地产价格上涨的收入分配扩大效应,继而充分利用其收入分配缩小效应。
The rise in real estate price has both expansion effect and shrinking effect on income distribution, which functionalizes through the sales-purchase transmission mechanism, lease transmission mechanism, financial transmission mechanism and growth transmission mechanism. We should adjust governmental control thinking, change people mental expectation,transform economic development mode, strengthen finance and tax tools and perfects residential household system, aiming at effectively inhibiting the income distribution expansion effect in rise in real estate price, and making full use of income distribution shrinking effect.
