摘要
剖析房地产抵押价值内涵,阐述现行房地产抵押价值评估方法的适用性,引入房地产抵押贷款中内含的看跌期权,对现有抵押评估方法进行改进。并运用案例对改进的房地产抵押价值估价思路给予说明:采用改进的评估方法,评价结果能更加科学地反映资产在抵押状况下的价值;通过期权修正,将借款人主观违约的可能性价值化,一定程度上减少借款人主动违约的风险。
This paper analyzes the value connotation of real estate mortgage,elaborates the applicability of the current real estate collateral value evaluation method,introduces the put option included in real estate mortgage to improve the existing collateral value appraisal methods,and uses the case to illustrate the thought of the improved value appraisal of real estate mortgage:by adopting advanced evaluation method,evaluation results can reflect the value of the mortgaged property more scientifically. By modifying options,makes the possibility of subjective default of the debtor valued,which can to some extent reduce the risk of voluntary default of the debtor.
