摘要
以重庆轨道交通3号线为例,综合运用特征价格模型和双重差分模型,参考自然试验的过程,设立影响组和参照组,实证分析轨道运营对住宅价格的影响.实证结果表明:从影响效应来看,轨道运营呈现出正的外部效应,其正面影响远大于负面影响,带来沿线住宅的增值;从影响范围来看,轨道运营显现出明显的分市场效应,对靠近传统商圈的住宅影响不显著,对远离传统商圈的住宅有显著的影响;从影响程度来看,在远离传统商圈的区域,轨道运营使离轨道站点1.5km范围内的新开发住宅价格比2~5km范围内的高出4.5%.研究深化了轨道运营对住宅价格影响的认识,可为消费者购房及轨道沿线住宅开发与管理提供参考.
Taking Chongqing metro line 3as an example,referring to the natural experiment with "influence group"and"reference group",the effect of the rail transit operation on housing price has been analyzed by the hedonic price model and the difference in difference model.The results show that,from the perspective of effect,the rail operation has positive external effects,its positive impact is far greater than the negative impact,increasing the housing price besides;from the scope of impact,the rail operation shows a significant submarket,which has no significant impact on the residential area close to the traditional commercial district,and has significant influence on residential far away from the traditional commercial district;from the degree of influence,the rail operation makes the price of newly developed residences within 1.5km away from rail stations increase 4.5% higher than that within 2-5km away from rail stations in areas far from the traditional business district.The research conclusion can provide a reference for housing purchasing and the investment of residential buildings beside the Rail transit.
