摘要
本文为给众筹筑屋模式在一线城市落地提供更多的机会,现对众筹筑屋的规划方案进行优化设计。通过经济统计、整数规划与数据分析等方法,使用LINGO、EXCEL等软件编程,建立整数规划模型、方案核算模型,并分别从参筹者和房产开发商角度出发设计两个方案,通过对投资回报率、容积率和网民平均满意度三个角度的衡量,对方案1、方案2进行优化,同时对构建的各方案进行全面的核算,给出一个相对较完善的众筹筑屋的规划方案。结果得出较完善的优化方案2,平均满意度在60.8%的水平上,容积率符合国家标准,房产商的投资回报率为25.02%,房型1至房型11依次为50套、97套、50套、50套、236套、350套、450套、100套、50套、160套和250套。网民的平均满意度与住房总套数的关系表现为:当住房总套数达到1500时,网民的满意度达到最大70%,当住房总套数超过1500时,网民平均满意度随总套数的增加而降低;要保证网民平均满意度为70%下的优化方案只有通过增加住房每平米的售价来达成。本文综合衡量投资回报率、容积率和网民平均满意度对众筹规划进行优化,给出各方案的成本、收益、容积率和增值税等信息,实现了信息公开及民主决策。
This article provides more opportunities to build houses in the first-tier cities in the mode ofcrowdfunding house building,and it also optimizes the design of the crowdfunding house building scheme.Through the economic programming,integer programming and data analysis and other methods,using LINGO,EXCEL and other software programming,this poper establishes the integer programming model,program accounting model.meanwhie from the perspective of purchaser and real estate developers,this paper design two programs,optimizes them by considering the return on investment Rate,volume ratio and the average satisfaction of Internet users,and gives a relatively well-planned scheme for the construction of the house.The results show that Program 2 is better.Its average satisfaction is above 60.8% and the plot ratio meets the national standards.The rate of return on investment for house property is 25.02% and the numbers of Room Type 1 to Room Type 11 are respectively 50,97,50,50,236,350,450,100,50,160 and 250.The relationship between average satisfaction degree of the netizens and the total number of housing units shows that the satisfaction degree of the netizens reaches 70% when the total number of housing units reaches 1500,but the average satisfaction degree decreases with the increase of the total number of sets;to ensure the average satisfaction degree of 70%,the only way is to increase the price per square meter of housing.This paper comprehensively measures the rate of return on investment,the plot ratio and the average satisfaction of Internet users to optimize the planning.Some information is also given,such as cost,profit,plot ratio and value added tax of each scheme,which realizes information disclosure and democratic decision.
