摘要
从房地产开发投资、商品房销售、商品房库存、房价、房价收入比等角度对青岛市区域房地产市场发展现状进行分析,发现青岛市房地产市场发展存在一定的区域不均衡。进一步利用空间相关性、空间基尼系数等空间分析方法进行实证研究,发现青岛市房地产市场的空间集聚效应较明显,各区市房地产价格水平在空间分布上存在空间相关性,房地产业发展已经呈现较高水平的空间效应。
This paper analyzes the current situation of regional real estate development in Qingdao through the aspect of investment in real estate market, the sales of commercial housing, the inventory of commercial housing, the housing price and the housing price-to-income ratio. It is found that there exists a regional imbalance in Qingdao's real estate market. Furthermore, spatial correlation and spatial gini coeffcient are used to do empirical research. The results show that the spatial agglomeration effect is clear in Qingdao real estate market; there is a spatial correlation in spatial distribution of different districts, and the real estate industry of Qingdao has shown a high level of spatial effect.
