摘要
为探究商品房住户居住满意度与住户对地产商忠诚度的影响机制,构建了以地产商形象、住房质量、物业服务质量、配套设施、住户满意度为外因潜变量,以住户忠诚度为内因潜在变量的理论模型,基于对山东省居民问卷调查获得的数据,运用结构方程模型分析了住户忠诚度的影响因素以及各因素影响住户忠诚度的途径。研究结果发现:住户满意度对忠诚度具有显著的直接影响;住房质量、物业服务质量、配套设施、地产商形象对住户满意度具有显著的正向影响等结论。研究结果为地产商有针对性制定方针政策来经营和维护更多忠诚的顾客指出了有效途径。
In order to explore the relationship between residents' living satisfaction and their loyalty,this paper establishes a theoretical model by using land agent's image,houses' quality,property service quality,ancillary facilities and residents' satisfaction degree as external latent variables and residents' loyalty degree as the internal latent variable. Based on the data from questionnaires of the residents in Shandong Province,this paper applies structural equation model to analyze influencing factors of tenants' loyalty and how those factors affect. The results show that residents' satisfaction has a significant and direct influence on their loyalty. The quality of housing,the quality of property service,the supporting facilities and the image of the real estate agents have a significant and positive impact on household satisfaction. These results are solid references for the land agents to maintain their tenants' loyalty.
