摘要
介绍了基于灰色关联度和岭估计的回归分析的房地产价格影响因素分析方法。以重庆市房地产价格为例,通过灰色关联度分析表明,商品房销售面积、城镇居民人均可支配收入、国民生产总值与房地产价格的关系成正相关关系。通过岭回归分析得到了影响房地产价格的回归模型,表明对影响重庆市房地产价格的解释变量具有很好的解释能力,其中,全市总人口、房地产开发投资、国民生产总值与城镇居民人均可支配收入呈正相关,年竣工面积和销售面积与房地产价格呈负相关关系。
This paper introduces an impact factor analysis method of real estate price based on grey correlation and ridge estimate analysis. Through the case study of real estate price in Chongqing city,the grey correlation analysis shows that there is a positive correlation between real estate price and sales area of commercial housing, disposable income of urban residents,GDP and real estate investment. The regression model obtained by ridge regression analysis is verified to be effective in interpreting the impact factors of real estate price in Chongqing city.There is a positive correlation between disposable income of urban residents and total population of the city,real estate investment and GDP,while there is a negative correlation between real estate price and annual completed and sales area.
