摘要
从理论上探讨了住房价值影响居民家庭消费结构变动的原因与机制,并以中国家庭追踪调查数据(CFPS2014)为样本进行了实证检验。基准分析发现,总体而言,住房价值对居民家庭发展和享受型消费支出存在挤出效应,即住房价值并不利于消费结构升级,且这种负面效应在有房贷的家庭中表现得更为强烈。进一步考察发现:就城乡差异来看,住房价值对消费结构的负面效应在农村地区表现得更为明显;就房产数量来看,除现有住房外还有2套及以上房产的家庭其住房价值对发展和享受型消费支出的负面影响要更小;就收入水平而言,随着人均收入水平的增加,家庭买房后受到的财富约束越来越小,对消费结构升级的负向影响也逐步降低;就住房类型来看,从单元房、平房、小楼房到别墅,住房价值对发展型和享受型消费支出占比的负向影响逐渐增大。
The causes and mechanism of housing value influencing the changes of household consumption structure are discussed in theory,and the empirical test is carried out on the sample of Chinese household tracking survey data(CFPS2014).Benchmark analysis found that,in general,the housing value has the crowding-out effect on development of household and enjoy spending,namely home values are not conducive to the consumption structure upgrade,and the negative effect in the families with mortgage more strongly.Further investigation shows that:in terms of urban and rural differences,the negative effect of housing value on consumption structure is more obvious than that in rural areas.In terms of the number of real estate,there are,families having two or more houses besides the existing housing whose housing value has less negative impact on the development and enjoyment consumption expenditure.As far as income level is concerned,with the increase of per capita income level,households are less and less constrained by wealth after buying a house,and the negative impact on the upgrading of consumption structure is also gradually reduced.From the perspective of housing type,the negative influence of housing value on the proportion of consumption expenditure of development type and enjoyment type increases gradually from single-unit house and bungalow to small building and then villa.
