摘要
前期物业管理难度大、时间长、矛盾集中、关系复杂,目前我国前期物业管理存在着业主民主意识不强、业主对物业管理和服务的认识不够、物业管理水平不高、建管不分、业主与物业管理公司矛盾较深等诸多问题。在前期物业管理满意度评价中,通过灰色关联分析发现与物业满意度最为密切的因素是服务意识,其次是服务内容和服务质量,采取可行措施对这些关键因素进行改善,有利于提高业主满意度、提升物业管理水平、优化社区管理和城市管理。
The prophase property management is difficult, long, contradictory and complex. At present the Prophase property management of China is of problems such as the lack of owners’ self-awareness, insufficient understanding of property management, low level of property management, no distinction between development and management, and more and more contradictions between owners and property management companies. In the evaluation of the Prophase property management satisfaction, it was found that the most closely related factors to satisfaction were service consciousness, followed by the service content and service quality. Feasible measures which are taken to improve these key factors will benefit improvement of owners’ satisfaction, enhancement of property management, and optimization of community management and city management.
