城市共有产权房模式及其满意度评价研究——考量价格因素的上海模式评价 被引量:2

Shared Ownership Housing and Residential Satisfaction——An Evaluation of Shanghai Model with Consideration of Housing Price

摘要 提升居民的居住体验是共有产权房持续发展的基础和前提。本文采用有序逻辑回归模型,探索共有产权房居民的住房满意度及其影响因素。结论如下:(1)社会经济人口特征是影响共有产权房满意度的重要因素。老年人、低收入人群和通勤时间短的居民,其住房满意度相对较高。(2)住房特征同样影响共有产权房居民的住房满意度。居住年限长、得房率高和住房产权份额较多的居民,其住房满意度较高。(3)住房变化也影响共有产权房居民的住房满意度。住房条件有所改善的共有产权房居民,其住房满意度更高;之前无住房产权居民对现有共有产权房的满意度更高。此外,了解共有产权房政策居民的住房满意度更高。据此,建议各级政府部门统筹规划、合理布局共有产权房选址;进一步加强对共有产权房建设的监督;灵活调整共有产权房的产权份额比例以及拓宽共有产权房政策传播渠道。 To guarantee the sustainability of shared ownership housing, the living experience of residents should be improved. This paper examined the housing satisfaction of residents in shared ownership housing. Ordered logistic regression was employed to investigate the influencing factors. We found that(1) socio-economic and demographic characteristics are important factors influencing satisfaction with shared ownership housing. Elderly people,low-income population, and those with shorter commuting time tend to have higher levels of residential satisfaction;(2) housing characteristics are significant factors as well. The residents who live in shared ownership housing for a longer time tend to be more satisfied with the housing. It is also true for those who have a higher percentage of usable dwelling area, or own higher share of housing property right;and(3) residential changes also affect people’s satisfaction with shared ownership housing. Residents who have their living conditions(including homeownership)improved usually have higher levels of housing satisfaction. Those who are more familiar with housing policies tend to be more satisfied with shared ownership housing. Suggestions were put forward accordingly. First, the location of shared ownership housing should be planned with special attention. Second, the supervision of the construction of shared ownership housing should be further strengthened. Third, the proportion of ownership shared between residents and the government should be set in a more flexible way. Last but not least, the information channel on shared ownership housing should be expanded.
