摘要
基于上海市2011—2018年时间序列数据,运用VEC模型分析房产税征收对房地产价格的动态效应.研究结果显示,房产税征收短期内引起房价小幅下跌,但长期房地产价格趋于稳定;新建商品住宅价格自我效应强,且影响二手住宅价格和房屋租赁价格;开征房产税虽对房地产价格影响有限,但可促使房地产市场发展回归理性.
Based on the time series data of Shanghai from 2011 to 2018, the VEC model is used to analyze the dynamic effect of property tax on real estate price. The results show that, as a common consumer product, the property tax will cause a slight decline in housing prices in the short term. But real estate price tend to stabilize over the long term, the price of newly built commercial housing has a strong self-effect, and the impact of second-hand housing price and housing rental price. Although the imposition of property tax has limited impact on real estate price, it can promote the development of the real estate market to return to rationality.
